Believe it or not there are many simple things you can do that
can mean the difference between selling and not selling or selling
fast and selling slow. Anyone can put a house in the LA Times
if they have enough money but honestly people are not going
to fall in love with the home from a black and white 2 inch
picture. However, they are going to form most if not all of
their opinion of your house while they are driving up and parking.
I cannot tell you how many times I have been out showing property
and the buyer has said, “Just keep on driving.” Many times sellers
make the mistake of underestimating the value of curb appeal.
Read my lips. Well actually, read my words. CURB APPEAL SELLS
HOUSES!!! With a few dollars and a Saturday visit to Home Depot
you can literally change the outcome of your sale. Another useful
tool is called water. Water your plants. Most buyers are not
looking for brown grass and brown plants unless they are purchasing
a home in the Mojave Desert. A luscious green lawn and mature
roses and shrubs can make a huge difference in how a buyer views
your home. People are not going to go inside if the outside
looks like trash. When they do go inside make sure it is presentable
and that the countertops and floors are clean and free of clutter.
There is nothing more embarrassing then tripping over peoples
undergarments all over the house and having food and dirty dishes
all over the kitchen. The point is that a clean and tidy home
can be icing on the cake for a potential buyer who is already
interested and a dirty clutter filled house can be huge turn
off.
